Hunt Southwest Underway on Largest Spec Industrial Building Ever to be Built in Houston Market

Firm utilizing entrepreneurial capital to address market demand, build 1M SF+ facility

HOUSTON — September 8, 2020 — Hunt Southwest Real Estate Development is underway with construction of the largest speculative industrial building ever to be built in the greater Houston area. Cedar Port Trade Center, located at the intersection of FM 1405 and Borusan Road in Chambers County, is set for a March 2021 delivery.

The facility, which is located in the booming, multi-modal TGS Cedar Port Industrial Park, is ideally located for warehousing, distribution and fulfillment operations and offers prime access to Grand Parkway (Highway 99), Interstate 10, State Highways 225 and 146, and the Port of Houston’s Bayport and Barbours Cut container terminals. Industry leaders such as Home Depot, IKEA and Walmart all have major distribution and fulfillment centers in the Cedar Port Industrial Park, taking advantage of the location and access to abundant, cost-effective labor.

“COVID-19 has accelerated the shift from bricks-and-mortar retail sales to e-commerce and fulfillment, and it’s the large users that are actively signing leases in this environment,” said Hunt Southwest President Preston Herold. “Yet the capital markets and spec development community have not adapted quickly enough to meet the requirements of these larger e-commerce/fulfillment users. As a result, these larger users have had to resort to the time-consuming, build-to-suit route. We are deploying our entrepreneurial capital to take advantage of this market inefficiency and provide immediately occupiable, state-of-the-art space to these large users.”

The 1-million-square-foot facility will feature highly desirable amenities such as 40-foot clear height, LED warehouse lighting, ESFR sprinkler system and expansive parking for cars and trailers. Twenty-five acres of additional adjacent land allows for the expansion of the building to 1.3 million square feet or the addition of vehicle/trailer parking, or outside storage.

Powers Brown Architecture is the architect on the project, and E.E. Reed Construction, L.P., is the general contractor. CBRE’s Jason Dillee and Nathan Wynne are the leasing agents for Cedar Port Trade Center.

Hunt Southwest has an extensive track record in the industrial market in Texas with 4.5 million square feet of speculative industrial buildings developed or under development since 2016.
